About Villa Palombara

Villa Palombara is ideal for large groups looking not only for a comfortable and well equipped holiday villa in Italy, but an exceptional location, service and outdoor facilities.

A good base for experiencing a truly authentic, Italian way of life, Palombara is located away from the tourist trail within walking distance of a village with a grocery and Italian bar, and a 20-minute drive from the beautiful hill town of Todi.

Furnished for easy going and practical country living, the converted stone farmhouse is set up for total relaxation and leisure time activities. Outside is a covered terrace with panoramic views, an outdoor kitchen, sofas and sun loungers, a large heatable pool and tennis court. Equipment for games of tennis, football, cricket, basketball and table tennis are all available on the property.

The house and grounds are looked after by an English speaking housekeeper and caretaker who are also on hand to assist guests during their stay. For a modest fee, the housekeeper can prepare freshly cooked meals using local produce which is particularly recommended on the day of arrival.

The Villa Description

An electric gate from a country road opens to a pretty tree lined driveway which leads to a covered parking area to the side of the villa. From there, a path leads to the courtyard and house. The main front door opens into the kitchen and main living space. Recently refurbished, the kitchen is well equipped and has 2 refrigerators, a freezer with icemaker, fireplace and a table seating 8. A doorway leads through to a large living room with doors to the terrace, plenty of books, a TV, DVD player and English DVDs. Also on the ground floor there is one double bedroom (queen size bed) with an en-suite bathroom with shower, a storage/laundry room and guest WC.

The first floor is reached by an internal and external staircase. On this floor there is a second living room with a fireplace, sitting area and a piano. The large master bedroom is on this floor and shares a bathroom (with bathtub and shower) with two other bedrooms – a twin bedroom suitable for children or teenagers (one bed situated above the other) and another children’s bedroom for five which has two sets of bunk beds and a single bed. On the other side of the living room on this floor is another double bedroom with a sofa bed and a private hall connecting to a private bathroom.  In total the villa sleeps a maximum of 13.

Outside

From the kitchen and living room, French windows open to a courtyard and a large covered terrace with magnificent views down over the pool across rolling hills in the distance. Set up for summer living, the terrace has a dining area for 13, a wood burning grill and pizza oven with a small fridge. The courtyard area is usually set up with basketball nets and a table tennis table.

On the far side of the terrace is a little wooden gate which opens to a staircase leading down to the pool terrace. The swimming pool is large enough for lengths and heatable (for an extra charge). Next to the pool is a tennis court which has recently been resurfaced and can be used for 5 aside football.  Above the tennis court is another area of the garden with a simple tree house (children to be supervised here) and lawn area which works well for cricket.

A greenhouse and barn for chickens is situated well below the pool terrace and guests are welcome to the fresh eggs and seasonal produce.

Approximately 75 metres from Palombara on the other side of the tennis court is another house. Recently constructed and only to be used by the friends and family of the owners of Palombara, it has its own pool and driveway, although the tennis court is shared with Palombara. Two dogs on the premises can be kept in an enclosed area on request
